What a design-build contract actually covers

In a traditional build you hire an architect, then a contractor, and then you spend the project translating between them. When something falls through the cracks, everyone points at someone else.
Design-build puts design and construction under one roof and one contract. The people drawing the plans are talking to the people who will build them, every day. That means fewer surprises, faster decisions, and a single number you can hold us to.
It also means the budget is real from the start. We are not handing you a beautiful drawing that turns out to cost double once a builder sees it. The estimate and the design move together.
